Rooms, surfaces and fixtures. Most of these need a permit only when you move plumbing, add circuits, or touch a load-bearing wall.
Everything that keeps Puget Sound rain out. On a pre-1978 home, asbestos siding and lead paint can change the number; the calculators do not price that work, so it is scoped and quoted on site.
Yard, deck and fence work. Height, grade and setback drive whether you need a permit far more than cost does.
A separate track from everything above — its own permit path, its own financing, and the only one where a pre-approved plan set can take about $9,700 off the design and permit bill.

Kolmo's calculator prices an 800-1,000 sq ft Seattle basement at about $19,900-$24,700 for an open rec room, $42,400-$48,900 for a standard finish with a full bath, and $73,200-$82,900 for a suite with a legal bedroom, egress window, full bath, kitchenette and ductless mini-split, including the SDCI permit and a 5% contingency. An egress window adds about $2,400 (required for any legal bedroom per IRC R310), and pre-1978 homes carry an extra 8% contingency for asbestos, lead and knob-and-tube risk.
Kolmo's calculator prices a 10x12 (120 sq ft) Seattle kitchen at about $4,200 for a cosmetic refresh with the existing cabinets painted, about $7,900 with refaced cabinet doors and new hardware instead, about $39,000 for a mid-range remodel with semi-custom cabinets, quartz counters, a tile backsplash and mid-range appliances, and about $68,000 for a full gut with custom cabinets, marble counters and premium appliances. Larger kitchens scale up, and structural changes are quoted separately.
Kolmo's calculator prices a 30 sq ft half-bath refresh (budget vanity, new lighting, paint and hardware) at about $2,800, a 40 sq ft full bath with a tub-to-shower conversion and tiled floor and shower walls at about $15,600, and a 100 sq ft primary bath gut with a freestanding tub, heated floors and tile on every wall at about $36,000. Permits are included where the scope needs one.
Kolmo's calculator prices a standard vinyl double-hung replacement at about $607 installed, and a ten-window job at about $6,069. Vinyl single-hung runs about $563 a window in a ten-window job. Fiberglass, wood-clad, bay and bow windows are priced in the calculator; grilles, half-rounds and other specialty shapes are quoted separately.
Kolmo's calculator prices interior painting from about $380 for a 12x12 room (walls only), or about $2.25-$4.05 per square foot of home with walls in good condition, depending on paint tier, ceilings and trim. A 1,900 sq ft whole-home repaint runs about $4,250 for walls only, up to about $7,650 with ceilings, trim, doors and premium paint. Walls in poor condition that need heavy prep and a primer coat, in luxury paint, run about $13,000, or about $6.85 per square foot.
Kolmo's calculator prices a 16x20 deck, 3 ft off the ground with perimeter railing and six steps, from about $10,100 in pressure-treated lumber, $13,900 in Trex Enhance composite and $15,100 in Trex Transcend. Multi-level and cable-rail designs cost more, and raised decks carry Seattle's building permit fee.
Kolmo's calculator prices an 800 sq ft room, installed and before underlayment, removal and trim, at about $4.30 per sq ft for laminate, $4.91 for carpet, $6.19 for prefinished solid oak, and $9.47-$11.37 for ceramic or porcelain tile. Tearing out the old floor adds about $1.50 per sq ft. Luxury vinyl plank and engineered hardwood are priced in the calculator for your room.
Kolmo's calculator prices a 150 ft, 6 ft privacy fence at about $23.63 per linear foot in pressure-treated pine and $28.50 in cedar. A 150 ft cedar fence with one walk gate comes to about $4,400, and removing an old fence adds about $2.84 per foot.

Kolmo's calculator prices a small accessibility job (three grab bars, or grab bars with lever handles throughout) at its $1,500 job minimum. A common aging-in-place package (grab bars, walk-in shower, raised toilet and one widened doorway) runs about $8,850-$11,700, and a full accessible bath with a curbless roll-in shower, wider doorway, roll-under sink and lowered counters about $15,900-$20,700.
Kolmo's calculator prices new sod at about $1.32 per sq ft installed, a paver patio at about $18.99 per sq ft, irrigation at about $870 per zone, and plants at about $30 for a small perennial, $100 for a medium shrub and $270 for a medium tree. A 300 sq ft paver patio with 1,000 sq ft of sod, a four-zone sprinkler system and site prep comes to about $10,700.
Kolmo's calculators price Seattle work from about $133 to replace a garbage disposal with a unit you supply (labor only) and $380 to paint a single 12x12 room, up to $190,000-$380,000 for a 2,000 sq ft whole-home remodel taken to the studs. Most Kolmo projects fall between $15,000 and $85,000. Labor is priced per task and itemized in every estimate. Across the headline jobs of the calculators that price materials and labor separately, materials run from about 14% of the total on a two-story exterior repaint to about 65% on ten vinyl replacement windows.

The prices are Kolmo's own, from our material catalog and labor rates, not national averages. Treat the output as a planning band, not a quote: the number moves inside that band based on site conditions, finish selections, and permits.
Kolmo prices labor per task, and every estimate shows labor as its own line items, so no single hourly rate applies across trades. Labor's share of the budget depends on the trade: across the headline jobs of the calculators that price materials and labor separately, it runs from about 35% of ten vinyl replacement windows to about 86% of a two-story exterior repaint, so on labor-heavy work such as painting it moves the total more than material selection does.
Three reasons compound. Puget Sound trade labor is among the most expensive in the country. The wet climate forces material and detailing choices - fiber cement over vinyl, upgraded weather-resistive barriers, more rot repair discovered during demo - that add cost a national figure never carries. And permitting in Seattle and the surrounding King County cities adds both fees and schedule.
Usually yes for anything structural, anything that moves plumbing or adds electrical circuits, any added dwelling unit, and any deck that is more than 18 inches above grade, on a roof, or in an Environmentally Critical Area. Cosmetic work - paint, flooring, cabinet replacement in the same footprint - generally does not. The requirement, the fee, and the review timeline differ by city, so Kolmo publishes verified permit rules for Seattle, Bellevue, Kirkland, Redmond and other King County jurisdictions, each cited to that city's own source.
The calculators price the scope you enter. They do not include hazardous material abatement (asbestos-cement siding and lead paint are common on pre-1978 Seattle homes and are separately licensed work), structural repair discovered after demo, utility upgrades such as a new electrical panel (the electrical calculator prices one on its own), or financing costs. Design fees are not included either, except in the ADU calculator, which carries its own design and permit-drawing line. Most calculators include no contingency: hold 10-15% on a typical scope and about 20% on a pre-1978 home. The basement and ADU calculators build one in: basement estimates carry 5%, or 13% on a pre-1978 home, and ADU estimates carry 8%, or 18% on a pre-1978 home unless the ADU is detached.
No. An estimate is a planning band built from typical conditions; a quote is a scoped, priced, signable document produced after someone has seen the site. Kolmo will not issue a firm price without a walkthrough, because the things that move a remodel budget most - what is behind the wall, what the grade actually does, what the inspector will ask for - cannot be entered into a form.
