What does each price include?
Each price is the installed scope of its item. The gas water heater is a standard 50-gallon tank heater, installed where the existing gas line and venting fit. The tankless price includes the unit, the gas or electrical line upgrades it needs, and installation. The kitchen sink is supplied and installed; a new faucet is not included. The vanity is a 36-inch single vanity with a cultured-marble top, supplied and installed. A replaced bathtub is the old tub out and a standard alcove tub in; repairing the wall around it is priced separately. Refinishing reglazes the tub you have, and the outdoor faucet is supplied and installed.
Is the permit included?

Is there a job minimum?
No. Every item is priced on its own, so an outdoor faucet alone comes to about $143 and refinishing a bathtub to about $428.
How are these prices set?
Each item's price is set against the lowest installed price that registered Seattle-area contractors publish on their own websites for the same scope, dated 2025 or 2026, at about 95% of it.
