Using this calculator

What does each price include?

Each price is the installed scope of its item. A panel replacement is a new panel and breakers at the size you have now. A service upgrade is a new 200-amp panel and meter base, with utility coordination. A sub-panel is fed from the main panel for a garage, shop, ADU or addition. The surge protector is a Type 2 device mounted at the main panel. An EV charger is the charger and a dedicated 240V circuit near the panel, and a new 240V circuit is a short run from the panel. The light fixture price covers taking down the old fixture and hanging and wiring one you supply, and the smart switch price includes the switch. A rewire replaces old wiring through the house, including knob-and-tube, and the standby generator is about 10 kW, with its transfer switch, pad, gas line and startup.

Are permits included?

For most items, yes. The panel replacement, service upgrade, EV charger and 240V circuit prices include the permit and inspection, and the sub-panel, whole-house rewire and standby generator prices include permits. Is there a job minimum?

Yes, $260. When a job totals less, the difference is added as its own Mobilization & Job Minimum line, so the line items still add up to the total. One smart switch ($76) prices at $260; four smart switches come to $304.

How are these prices set?

Each item's price is set against the lowest installed price that registered Seattle-area contractors publish on their own websites for the same scope, dated 2025 or 2026, at about 95% of it. Lead-generation and pricing-template sites never set a price, and neither do Kolmo's own quotes. The full method is at /how-estimates-work.

What doesn't the calculator price yet?

This calculator prices installs. Recessed lights, ceiling fans, bath fans and GFCI outlets are not in it yet; they are quoted after a walkthrough.
