Industrial Facility Renovations
Warehouse upgrades, loading dock improvements, heavy-duty flooring, industrial systems and damage restoration for facilities across King, Pierce and Snohomish counties.
Kolmo Construction renovates operating industrial facilities across King, Pierce and Snohomish counties — warehouse floor resurfacing, loading dock upgrades, mezzanine construction, epoxy and urethane flooring, safety compliance work, and fire and water damage restoration. Kolmo is a licensed Washington general contractor, registration KOLMOL*753JS.
The largest project in Kolmo's record is a commercial warehouse fire-damage remediation and restoration in Everett, Washington — a full remediation-through-reconstruction scope. Restoration in an industrial building is unlike new construction in one specific way: it runs against an insurance scope and an occupancy deadline simultaneously. Kolmo documents conditions and quantities as the work proceeds rather than reconstructing them for a claim afterwards, which is what keeps a restoration scope defensible when the adjuster reviews it.
Most industrial work happens without shutting the facility. Kolmo phases by bay or zone, keeps racking and dock access live, and moves floor work into shutdown windows and weekends. Continuity is priced into the schedule at proposal stage, because in an operating facility the cost of lost throughput normally exceeds the cost of the construction itself — a schedule that ignores that is not cheaper, it is just wrong.
On slab work, preparation drives both cost and schedule: diamond grinding or shot blasting to profile, crack and joint repair, then an epoxy or urethane system selected for actual traffic — forklift loading, thermal cycling near dock doors, chemical exposure. Cure time is the constraint facilities routinely underestimate. A coating that is walkable overnight can still be days from accepting a loaded forklift, so Kolmo schedules against the load-ready date rather than the walkable one.

How the work runs
Operations and continuity assessment
Before scope, Kolmo establishes how the facility actually runs — shift pattern, dock and racking access, forklift routes, and which areas can go offline and for how long. The construction sequence is then built to protect throughput, because in an operating facility the cost of a stopped line dwarfs the cost of the trade work being scheduled around it.
Substrate and systems survey
For slab work, the existing floor is profiled and tested — flatness, moisture, contamination and joint condition — and for restoration scopes, damage is documented and quantified in place. Coating and repair systems are then specified against measured conditions and real traffic loads rather than a catalogue assumption.
Scoped proposal with shutdown windows
The proposal names which work happens live, which needs a shutdown window, and how long each window has to be — including cure and load-ready times, not just working time. Where a scope is documented for an insurance claim, quantities and conditions are recorded to support it as the work proceeds.
Phased execution around live operations
Work runs bay by bay or zone by zone with dock access and racking kept live, containment where dust or fumes would reach production, and disruptive scopes moved into agreed windows. Each phase is photographed and handed back to operations before the next one opens.
Load-ready handover and closeout
Areas are returned to service against the load-ready date rather than the walkable date, with permits carried to final inspection and a closeout package covering warranties, coating system data and as-built information for concealed work. Punch items are completed before the final invoice.
Industrial Facility Renovations — common questions
Can industrial renovation work happen without shutting the facility down?
Usually. Kolmo phases warehouse and industrial work around operations — sequencing by bay or zone, keeping racking and dock access live, and moving floor work to shutdown windows and weekends. Continuity is priced into the schedule at proposal, because in an operating facility the cost of lost throughput normally exceeds the cost of the construction itself.
What is involved in resurfacing a warehouse floor?
Slab preparation drives both cost and schedule: diamond grinding or shot blasting to profile, crack and joint repair, then an epoxy or urethane system chosen for the actual traffic — forklift loads, thermal cycling near dock doors, and any chemical exposure. Cure time is the constraint that catches facilities out; a coating that is walkable overnight may still be days from taking a loaded forklift. Kolmo schedules against the load-ready date, not the walkable date.
Do you handle fire and water damage restoration in commercial buildings?
Yes. Kolmo's largest project to date is a commercial warehouse fire-damage remediation and restoration in Everett, Washington — a full remediation-through-reconstruction scope. Restoration work in an industrial building differs from new construction in that it runs against an insurance scope and an occupancy deadline at once, so Kolmo documents conditions and quantities as it goes rather than reconstructing them for a claim afterwards.
