How the work runs

  1. Calendar-first scope and feasibility

    Kolmo starts from the actual available window — last day of school to teacher return, typically 8 to 10 usable weeks — and states plainly what fits and what does not. Scope that will not fit is phased into breaks or after-hours at proposal stage, because a district discovering in August that a classroom will not be ready has no options left.

  2. Small works roster or bid submission

    For work at or under the RCW 39.04.155 threshold Kolmo responds through the district's small works roster; above it, through the formal bid process. Either way labor is priced from current L&I prevailing wage rates by trade and county, and responsibility criteria are cleared before pricing.

  3. Preconstruction, clearances and long-lead release

    Crew background checks, badging and site access protocols are arranged before mobilization, and long-lead materials are released ahead of the window opening. Waiting until the first day of summer to order is how an 8-week window becomes a 12-week programme.

  4. Construction inside the window

    Work runs to a compressed schedule with the district's facilities team informed at agreed intervals, containment and protected routes where any part of the campus stays in use, and daily cleanup to a standard that assumes children will be in the space. Progress is documented with dated photographs against the milestone plan.

  5. Pre-opening handover and certified payroll closeout

    Spaces are handed back cleaned, inspected and punch-complete before teacher return, not before students return. Certified payroll is filed to L&I PWIA throughout, and closeout includes the Affidavit of Wages Paid, final inspections, warranties and as-built information.
